We strive for superior communications through sophisticated technology and software, ensuring rapid return of calls. Our automated systems have the capability of forwarding emergency calls to the appropriate responder 24/7 and all of our people have remote access to voicemail, e-mail and incoming faxes.

We provide regular inspections to assess and analyze each property's physical integrity and appearance. The condition of the physical real estate directly affects the values that can be commanded by the asset. Our regular inspections are designed to ensure the value of the property in relationship with the general market is preserved by keeping the property in its optimal condition.

We have implemented a fully computerized Work Order System that guarantees follow-up. This system allows us to evaluate not only the individual costs involved with the upkeep of the property but also the frequency of the work required and the response times that we provide for each situation. We track each work order so that we can analyze and effectively report on trends.

We negotiate services with sub-contractors, ensuring prompt and cost-effective repairs and maintenance. For the most common repairs we have negotiated “preferred” client agreements with contractors that guarantee response times and assure that 24/7 service is available for all our properties.

Our financial management work includes developing capital improvement and operating budgets, maintaining accurate and timely financial, maintenance and repair records, collecting common charges or dues and administering all expense payments. All of our financial work is computer based and we can provide financial reports to our clients in electronic format.

Budgeting is an important part of the work done for an association and we work closely with Board members to develop them. We also work with the Board to assess the reserve and contingency funds to promote sound financial practices that provide for the replacement of the elements of the assets that have limited functional lives. Each association has its own philosophy on how best to provide for the extraordinary events that happen and we not only help the Board to plan for such events but also work to facilitate the communication with the entire association so that each member is aware of the planning and financial foundation that is put in place.

Our property managers are evaluated based on performance criteria set by the needs of each client they work with. They are expected to handle all resident and property issues quickly, and to facilitate 24-hour emergency response.
