Commercial

Commercial Property Management requires a mastery of the financial supervision of often complex leases and the attention to detail essential for maintaining commercial properties to the highest standard of perfection.  Our Property Managers are experienced real estate professionals empowered with the top levels of technology available to support their work.  We work to achieve the highest possible value from each commercial property.  Working carefully with both the property owner and tenant, we strive to reduce tenant turnover while maintaining conditions that allow the owner to command superior rents. 

We provide financial reporting through the most sophisticated software in the industry.  This information allows us the ability to identify budgetary trends and variances, and to manage your property's profitability more effectively.

AMI is involved with all aspects of the life cycle of a commercial property, beginning with the coordination of the appointments required to present the property to prospective tenants, through the negotiation, creation and signing of leases.  We coordinate the client fit out and ultimate occupancy of the property and then collect the rents.  We manage the maintenance of the property and report financials to the building owners.   We inspect each property regularly, and our emergency response team is available 24 hours a day, 7 days a week to deal with any extraordinary event.   AMI is hands on and involved in all activities so that the building owner does not have to be. 

We provide commercial property management services to the communities of Fairfield County, Connecticut including Greenwich, Stamford, Darien, New Canaan, Rowayton, Norwalk, Wilton, Ridgefield, Westport, and Weston. And in Westchester County, New York we serve Port Chester, Rye, Mamaroneck, Scarsdale, White Plains, Rye Brook, Purchase, Armonk, Bedford and Pound Ridge.   We are members of the Building Owners and Managers Association (BOMA) in Westchester and Southern Connecticut.

Office Buildings

Whether it is a single occupancy building, a mixed-use building with office space or an office suite complex, Allen Management has shown that forming solid working relationships with all involved enhances the property value.  From managing the leasing of space to new tenants, negotiating renewal leases, allocating common expenses and contracting for all the required building services, Allen Management’s team handles all of the transactions required to support a commercial property.  Each property is inspected weekly at a minimum.  For larger complexes, full on-site supervisory crews are available.

Retail

The needs of a retail commercial property vary depending on the type of occupants.  Allen Management’s professionals not only work to maintain the property to peak condition commanding top rents, we also work with the local merchants’ associations and other community groups to help promote the retail sales in the area.  We have been very successful in gathering complementary businesses to our buildings so that they become destination locations for those looking for alternatives to the mall experience.  

Industrial

Effective industrial property management requires a working knowledge of the occupying businesses.  We work with the tenants to form a partnership that considers their special needs.  Coordinating transportation access to the property, making sure that the required utility service is available and maintained and assuring that all environmental and regulatory compliance standards are being met are only some of the services we provide for the industrial property.  Because they can be so specialized, we approach each industrial property with an individualized plan for management.

Apartment Buildings

Multiple-occupancy, non-owner occupied residential buildings often require daily on-site supervision.  Maintaining the property’s quality standards is paramount and our property managers coordinate the work of many subcontractors to be sure that all of the needs of the property are proactively addressed.  Beginning with aggressive tenant screening prior to offering a lease to a prospective tenant, and continuing with regular communication with all tenants, AMI works to create an atmosphere that encourages the tenant to care for the property as if they were an owner.  The more pride an individual tenant takes in the property the more they themselves will work to maintain the property’s standards, and AMI does all we can to promote and encourage such care.  This reduces the cost of maintenance for the building owner, reduces turnover and adds to the property’s value over time.  Should the size of the property warrant an on-site superintendent, AMI will manage their involvement to ensure the highest level of quality.  For smaller properties we can provide personnel to fulfill that role.

Mixed-Use Buildings

To maximize financial return to the mixed-use property owner, AMI works to build a homogeneous community within each property.  We recognize the distinctive needs of a variety of tenants sharing the same building, thereby lowering turnover and promoting careful use of the property.  Our careful prospective tenant screening process allows us to match complimentary tenants.
